We meet you (in person or virtually) to understand what you want, what you don’t want, and what your land might offer. We’ll give you early insight into what might be possible from footprint to value.

You get a clear proposal

If your plot has potential, we’ll prepare a simple joint venture proposal: who does what, what it might be worth and how you’ll profit. It’s clear, transparent, and written in plain English.

Agreement

If you’re happy, we formalise the partnership with a legally binding agreement that protects your interest and confirms our obligations — including the costs we’ll cover and your guaranteed minimum return.

Our team gets to work

We bring in planners, architects and consultants, all paid for by us, to prepare a full planning application. You don’t lift a finger, but we’ll keep you updated at every step.

We submit for planning

Once everything’s ready, we submit the application. We handle all liaison with the council, neighbours, and community groups, always aiming for minimal disruption and maximum respect.

We secure consent

If planning is granted, we sell the plot with planning consent to a developer. Most commonly, this will be to a local builder.
