Agreement & getting to work

If your plot has potential, we’ll prepare a simple joint venture agreement. Working with our team of architect’s and project managers, we’ll design a feasible development that works for you.

Planning submission & approval

We’ll work to secure planning permission. We handle all liaison with the council, neighbours, and community groups, always aiming for minimal disruption and maximum respect.

You unlock equity, risk free

Once planning permission has been agreed we will we sell the plot with planning consent to a developer, usually a local builder. You can sit back and enjoy your profit.

If you’re happy, we formalise the partnership with a legally binding agreement that protects your interest and confirms our obligations — including the costs we’ll cover and your guaranteed minimum return.

Our team gets to work

We bring in planners, architects and consultants, all paid for by us, to prepare a full planning application. You don’t lift a finger, but we’ll keep you updated at every step.

We secure consent

If planning is granted, we sell the plot with planning consent to a developer. Most commonly, this will be to a local builder. You get your share of the proceeds, just as we agreed at the start.

  • Our mission is to enhance value to homeowners. This means considering any new building's impact on your property. We'll set 'design red lines' before we enter into any agreement with you and then design carefully whilst taking your feedback at every step, so you can continue living happily at home with privacy protected.

  • If planning fails, you owe us nothing. We cover all costs. No catch, no clawbacks, no fine print. Your land stays yours, untouched and you might still benefit from a clearer idea of its potential.

  • No. We fund the entire process from drawings to council fees. You only share in the value if and when the land is sold.

  • Every plot is different and we'll provide an indicative range at our first meeting. We target a minimum of £100,000 return for homeowners but this could be much more depending on site specifics.

  • We aim for 12-18 months from first chat to land sale. We'll provide a better idea informed by complexity of the site, local authority planning determination timeframes and market conditions when we first meet.
